One vendor for your central county buildings
A regional or national facility management company rarely has just one address in this part of Contra Costa. A medical office in Concord, a shopping center pad in Pleasant Hill and a flex building off Highway 242 can all end up on the same vendor manager’s desk. Concord Janitorial is set up to be the cleaning vendor for all of them, under a contract signed directly with your company.
You get a single named account manager for every building you place with us, from Martinez down to Walnut Creek. Behind that person is an operations manager, who takes the call whenever the account manager is out, so an escalation never stalls for lack of a reachable contact.
You can bring three or four buildings on together, and a shared schedule keeps nightly visits, porter shifts and periodic floor work lined up across the whole group instead of booked one location at a time.
Working your tickets the way you assign them
Your dispatch team keeps its own system. We accept, update and complete tickets in whatever work-order platform your company requires, so the history for each Concord-area building stays in one place with the rest of your portfolio.
We read the not-to-exceed limit on each ticket as a hard line. Should a job prove larger than it looked, we describe the extra work and hold until you approve spending beyond that limit.
Anything marked urgent gets a response from us that same day. A flooded restroom on a Sunday or a broken glass call at ten at night reaches a person, because our phones stay staffed for urgent calls after hours and through Saturday and Sunday.
Onboarding: insurance, background checks and building access
For the certificate of insurance, allow one business day. Your company and the client you manage the building for can both be added as additional insured.
Coverage includes general liability at one million dollars for each occurrence and two million dollars aggregate, an umbrella policy above that, and workers’ compensation for our crews.
Each crew member clears a background check before working on any site. Crews wear uniforms on every shift. Some buildings ask for more, such as a second screening, badges from the property’s security desk or an escort into controlled areas, and we follow those rules building by building.
Proof you can attach to the ticket
Every visit has a logged arrival time and a logged departure time. For an urgent call or a one-off job, we send photos or a written completion note when the work is done, which gives your team something concrete to close the ticket against.
Our supervisors inspect and score each location, and the inspection reports come to your team, ready to pass along to your client or keep in the building file.
Billing that matches your records
Billing follows your accounting setup rather than ours. Pick building-level invoices or one invoice for each ticket; either works for us. On each invoice you will see which building the charge belongs to and the work order number behind it, so matching charges to tickets takes no detective work.
What you can route to Concord Janitorial
The buildings in central Contra Costa are a mix of offices, medical suites, retail and shopping centers, business parks, schools and daycares, gyms, dealerships, warehouses and data centers. Recurring janitorial services handle the nightly and weekly routine in most of them, and day porter service covers lobbies, restrooms and common areas during open hours.
Periodic and one-off tickets fit here too: floor care for stripping, refinishing and burnishing, carpet extraction, restroom deep cleaning, pressure washing for entries and walkways, and cleanup after a tenant improvement or construction project.
Some building types bring their own expectations. Schools and daycares want work finished before children arrive, data center halls call for careful dust control around equipment, and retail centers need entries and restrooms presentable before doors open. Tell us which type each address is when you send it, and the visit list is written around that use from the first night.
Starting with a walkthrough
Tell us which building comes first and what your client expects from the cleaning. Expect the walkthrough inside two business days and service under way within a week. To get the vendor packet or book the first visit, write to us through the contact page and note the company you manage buildings for.
Have a list of sites rather than one? Send them together. Each building still gets its own visit plan, but the walkthroughs and start dates are set as a group.
A few useful answers
Common questions.
Do we have to change how we dispatch tickets to use you?
No. Tickets stay in the work-order system your company already requires, and we take, update and close them there instead of through a separate channel.
Which cities can one Concord Janitorial account cover?
One account and one account manager can cover your buildings across Concord, Martinez, Pittsburg, Pleasant Hill and Walnut Creek.
How quickly can we get a certificate of insurance?
Within one business day. We can name your company and your client as additional insured on it.
Can your crews follow badging or escort rules at a secure building?
Yes. Beyond the background check every crew member passes, we follow the building’s own screening, badging and escort rules.
How are invoices broken out?
Per site or per ticket, your choice, with the building location and work order number on each one.
