Many buildings, many tenants, one standard

A business park succeeds when every building feels like part of the same well-run address. Tenants in the smallest suite expect the same clean lobby, stocked restroom and tidy entry as the anchor tenant next door. Concord Janitorial gives property managers one crew, one plan and one report across the whole park, instead of a different vendor and a different standard in each building.

This is a different job from cleaning a single office. Here the client is the property manager, the work crosses several buildings and shared outdoor spaces, and each tenant runs on its own schedule. For one company’s suite, see our office cleaning service.

Concord and Walnut Creek office parks

Central Contra Costa has a deep stock of multi-building office parks, where shared lobbies, courtyards and parking tie several buildings together.

Walnut Creek’s business parks follow the same pattern next door, with many buildings and tenants sharing one address.

Shared lobbies, corridors and restrooms

Common areas set the tone for every tenant. Lobby floors, entry glass, directories, elevator cabs and stair rails are cleaned on every visit. Common restrooms are disinfected and restocked, and corridors and break areas are vacuumed, mopped and emptied of trash and recycling.

Each building gets the same task list and frequency, so a visitor walking from one building to the next sees the same finish. Where traffic differs, such as a building with a conference center or a busy medical tenant, frequency rises for that building alone.

Tenant suites on their own schedules

Tenants can add their suites, each with its own checklist and schedule. A law firm might want nightly cleaning while a small engineering office needs two nights a week. The property manager sees which suites are covered and how often.

Tenant-specific requests, such as a carpet extraction after a move or an extra visit before a client event, are handled through the same supervisor, which keeps communication simple for everyone in the park.

Amenities and exterior touchpoints

Shared fitness rooms, cafés, conference centers and outdoor courtyards make a park attractive to tenants, and they need their own care. Fitness equipment is wiped down and locker rooms are cleaned, café seating and counters are cleaned, and conference rooms are reset after events.

Outside, entry doors and sidelights are cleaned, walk-off mats are vacuumed or rotated, and smoking and break areas are cleared of butts and litter. Walkways and plazas can be refreshed with commercial pressure washing on a seasonal cycle.

Day porters across the park

A day porter can cover the whole park on a route: restocking restrooms, emptying lobby bins, cleaning up spills, wiping entry glass and checking amenity spaces between buildings. Routes are planned around each building’s peak times, such as morning arrivals and lunch.

Porters also give property managers eyes on the ground, reporting a broken door closer or a leaking fixture so it is repaired before tenants complain.

Move-ins, move-outs and vacant suites

Business parks always have a suite in transition. When a tenant moves out, crews clean the empty space top to bottom, extract carpets and refinish hard floors so the suite shows well to the next prospect. Vacant suites can be kept on a light dusting and floor schedule while they are marketed.

New tenants often arrive after a build-out. Our post-construction cleaning removes build-out dust and debris from a finished tenant improvement so the suite is ready on move-in day.

One plan, one report and pricing

The property manager receives one plan covering every building, amenity and exterior area, and one report covering completed work, inspection results and any issues found. Supervisors carry out quality inspections across buildings, and every cleaner is background-checked. A certificate of insurance is provided for the park’s files.

As of 2026, park common areas cleaned five nights a week usually price within Concord’s office band of $0.16 to $0.24 a square foot a month. Where a park lands in that band is set by total common-area square footage, the number of buildings and restrooms, amenity spaces, porter hours, exterior work and the number of tenant suites added. A walkthrough of the park produces a written quote for the whole property.

A few useful answers

Common questions.

Does one plan reach every building in a Concord park?

Yes. One plan covers every building, amenity and exterior area, with one report to the property manager.

Can a tenant add its own suite to the park plan?

Yes. Each suite gets its own checklist and schedule under the same park plan.

What separates park cleaning from your office cleaning service?

Office cleaning serves one company’s space; business park cleaning serves a property manager across many buildings, tenants and shared amenities.

Do you offer day porters for multi-building parks?

Yes. Porters work a route across buildings, restocking restrooms, emptying bins and cleaning spills between visits.
